MRP was retained by Westminster City Council to lead the strategic review of Ebury Bridge Estate — one of London's most complex estate regeneration programmes, comprising 781 homes and a GDV in excess of £1B.

We managed the full development options appraisal, from full refurbishment through to phased redevelopment. This included soft market testing with development partners, financial modelling across built-to-rent, joint venture, and traditional development agreement routes, and a comprehensive stakeholder and resident engagement programme. A politically and technically complex brief, managed with the sensitivity and rigour it demanded.

Appointed by a private family office to unlock the development potential of a long-held mixed-use property in Whitechapel, London. The client's priority was preserving rental income during the redevelopment process — which required a phased strategy designed around existing tenancies.

We led the feasibility and financial modelling across full residential, full commercial, and mixed-use scenarios, ultimately recommending a solution that aligned with the client's buy-and-hold investment strategy. We managed the design and planning team throughout, ensuring the scheme remained deliverable within the client's timeframe and capital constraints. The site is now being prepared for a planning submission.

A constrained private residential site requiring end-to-end advisory from planning through to completion. We advised on viability and development options, achieved planning consent, procured the contractor, and provided full construction project management through to practical completion. We were then retained to let the finished units on long-term leases with a reputable property manager. One of the clearest examples of MRP's full-spectrum service capability: concept to completion, for a private family office.

Retained by a local government authority to develop a regeneration strategy for a portfolio of eight youth centres, in line with the Mayor's framework for community investment. Options ranged from targeted refurbishment to complete redevelopment.

We led the project team, ran community focus groups with the youth demographic, and produced a comprehensive strategy report presented to senior council leadership to secure additional funding. A politically sensitive brief requiring community trust as much as technical rigour.

MRP assisted a private developer on a 300-home residential scheme with a GDV of £220M. We provided development consultancy and programme oversight during the delivery phase, supporting the client's team on a technically complex build-to-rent scheme on a constrained military conversion site. The site also consisted of technological advanced modern methods of construction.

Our role included design team coordination, programme management, and client-side reporting across the construction phase. We also assisted on the sale of the affordable housing obligations to an external registered provider.

We provided full development and project management for F45's new fitness studio in Haggerston, London. Working directly with the client to establish their brief, we advised on internal layout to maximise space and equipment configuration, managed the design process alongside the architect, and procured a reputable contractor.

Delivered on time, on budget, and to the operational specification required for a high-traffic fitness environment. A smaller instruction delivered with the same rigour as our larger schemes.

We were appointed to lead the development appraisal of a major central London sports and leisure facility — assessing its potential for comprehensive redevelopment while maintaining operational continuity throughout the construction phase.

We managed the full feasibility and viability process, assembled and led the design team, and developed solutions for temporary sports provision to ensure existing services were not compromised. Land assembly opportunities were identified and integrated into the scheme, resulting in a significantly enhanced development: an Olympic-standard swimming pool — the first of its kind in central London — alongside 150 residential units and state-of-the-art commercial space.

Active instruction. We have been appointed by a local government authority to oversee and develop a strategic repurposing plan for spaces released through recent campus expansion across its education portfolio — part of a wider mandate supporting the long-term growth and value of the estate.

Working alongside the authority, school leadership and the wider team, we are addressing both immediate feasibility and the long-term performance of the portfolio. The instruction is live-site, requiring careful coordination around operational schedules — managing stakeholder engagement, safeguarding requirements and programme sensitivity with the same discipline as any major regeneration brief. We are leading the design team and the feasibility analysis to determine the optimal use of released space within the broader estate strategy.
